Where do you find investment property?
If you want to buying investment property in the form of single family homes I suggest you start at the local banks in your area. Many will have houses that they had to repossess for one reason or another. Banks do not like to have this kind of property on their books especially if the houses are empty. If you approach them about buying them you will find them pretty agreeable. They will often give you good terms and I have even found them to delay the first payment on the loan they give you up to a year so you can either get a tennant in or get the property fixed up to sell.
